Levien & Company was brought on board to provide local knowledge and full project management services for an offshore investment group with their first development project in New York City. This 20-unit residential building is 26,000 SF and has a variety of studio, one and two-bedroom apartments, tenant amenity spaces, and first floor retail space. Levien provided a complete range of services on this project including procurement of the marketing and leasing teams as well as property managers for the long-term operation of the building. Levien’s expertise in procurement strategies helped the client save $1MM in the contract buyout by rebidding the project to a new group of general contractors after the construction documents were complete. Additional savings were seen during the course of the project, through the team’s continued efforts to find value engineering options and Levien’s negotiations with the GC.
